Buying a home in Orange Beach and Gulf Shores from out of town

Most of my buyers don't live here yet. They're moving here, or buying a second home, and they can't fly in for every showing. I go see every home first, walk you through it live, and plan your visit so every hour counts.

Who is this for?

People moving to the Alabama Gulf Coast from another state. People buying a second home or vacation home. People who know they want to be near the water but don't know which area fits.

How does it work when you don't live here yet?

Most of my buyers don't live here yet. So I go see every home for you first. I'll FaceTime you through it live so you can ask questions while I'm standing in the kitchen. Then I send you a video you can pause and rewind on your couch that night. Some of my clients have bought homes they never saw in person. Others come down for a few days. Either way, you don't waste a trip.

What are the steps?

  1. 1

Start with a call. We talk about how you want to live here: boating, golf cart rides to dinner, quiet, or close to the action.

  2. 2

Meet a coastal lender. I connect you with a lender who knows coastal homes and works with out-of-state buyers all the time.

  3. 3

I preview homes for you. FaceTime first, then a video you can rewind.

  4. 4

A visit that isn't wasted. If you come down, plan 3 to 4 days. I book everything ahead. The last day is a second look at your favorites.

  5. 5

Make a smart offer. We look at what similar homes actually sold for.

  6. 6

I handle the details. Inspectors I trust, more than one insurance quote, and a close look at HOA records and upcoming assessments on condos. Then title, so you close on time.

Why does the lifestyle part matter so much?

A house can look perfect online and still be wrong for you. If you want to take the boat out on a Saturday morning, or ride a golf cart to dinner, or be far from the crowds, the listing photos won't tell you which homes fit. I will.

Same island, two different answers

I had clients who started their search on Ono Island. They love to boat, and Ono is great for that. There's a community boat launch, and lots of homes have a dock right out back. But they also wanted to ride the golf cart to dinner. On Ono, the golf cart stays on the island. The more we looked, the more they realized the golf cart mattered more than they thought. So we moved the search to East Orange Beach. They kept the boating, and now they can take the golf cart to restaurants, parks, and the beach. They ended up with a home in East Orange Beach with a boat slip and a lift.

Another couple I worked with lived on Marina Road. They loved the boat access, but they wanted more quiet and more privacy. So we looked at Ono Island, way down on the east end. They found a home with open water views and not many people around. Same great boating, a lot less noise.

What does it cost me to work with you?

Nothing extra. The previews, FaceTime tours, and visit planning are all part of my full service. Before we tour homes, we'll agree together, in writing, on how I'm paid. In most cases, I'll ask the seller to cover it as part of your offer. If a seller won't, we'll talk through your options before you decide anything.

What are the trade-offs?

Video is great, but it can't tell you how a street sounds on a Friday night or how deep the water is at the dock at low tide. That's why I point those things out on every call. If something really matters to you, I'll tell you when it's worth a trip to see it yourself.

Questions people ask

Can I buy a home without seeing it in person?
Yes. Some of my clients have. You'll still get inspections, insurance quotes, and every document before you close.
How long should my visit be?
Plan 3 to 4 days. That leaves time to see homes, drive the areas, and go back to your favorites.
What's different about buying a condo here?
Condos can have special assessments coming. I pull the HOA records and ask about upcoming assessments before you commit.
Why get more than one insurance quote?
Coastal insurance prices vary a lot. More than one quote helps you know the real cost of owning the home.
Do you help with second homes too?
Yes. I'll show you what each area allows for rentals before you buy, since rules differ by city and HOA.
