How a Waterways home that sat for months sold in 3 days

By KD Edenfield, Broker

This home in The Waterways in Gulf Shores sat for months with no offers, and the listing expired. The builder was still building new homes nearby. We priced it $25,000 below the old list price and showed buyers the life that comes with it. It went under contract in 3 days.

What was the problem?

This home in The Waterways in Gulf Shores was listed for months with no offers, and the listing expired. On top of that, the builder was still building new homes in the same neighborhood. My sellers needed someone to get their home in front of the right buyers.

What did we change?

We priced it just $25,000 below the old list price. Then I made several videos. Not just the house, but the life that comes with it. The home sits on the Intracoastal, so we showed the boating. We showed the community pool and the neighborhood. Inside, we showed the elevator, the finishes, the primary suite, and the closed-in porch. The goal was simple. Make buyers feel what it's like to live there.

How did it turn out?

The videos got almost 100,000 views in a short time. It went under contract in 3 days. The buyer's agent told me their clients first saw the home on my social media. They were cash buyers from out of state, and we closed in under 3 weeks, at almost exactly the price we set.

What would I tell a seller in the same spot?

A small price change and the right audience can matter more than a big cut. Ask your agent who will actually see your home.
