Your home sat. Here's what I'd do differently.

When a home sits, most people think the only fix is a big price cut. In my experience, the bigger problem is usually who's seeing it. Here are three homes that didn't sell the first time, and what changed.

Why didn't my home sell?

Every home is different, and I'll tell you honestly what I see in yours. Sometimes it's price. Often it's that the right buyers never saw it, or saw it the wrong way. Most of the people who follow me online want to buy on the Gulf Coast, whether that's a home to live in, a second home, or an investment. That's who I put your home in front of.

The Waterways, Gulf Shores

This home in The Waterways in Gulf Shores was listed for months with no offers, and the listing expired. On top of that, the builder was still building new homes in the same neighborhood. We priced it just $25,000 below the old list price. Then I made several videos showing the boating, the pool, the neighborhood, and the inside of the home. They got almost 100,000 views in a short time. It went under contract in 3 days and closed with a cash buyer from out of state in under 3 weeks.

A Gulf Shores beach condo

A Gulf Shores beach condo sat for 6 months with another agent. No offers. I put it in front of my social media audience. It got over 60,000 views and almost 10 showings. It went under contract in 3 weeks and closed in under 60 days, for just $1,500 less than the old listing price.

Marina Road, Orange Beach

A home on Marina Road had sat on the market for 6 months with another brokerage a year earlier. This time, I found the buyers without ever putting it back on the market. It sold for $3,475,000, the owner's number.

What will you do with my home?

First, I'll walk the home and give you an honest price, with the good and the bad. Then I'll show what makes your home worth the drive: the water, the boat access, the neighborhood, the inside. Video is a big part of that. I'll also tell the agents I work with about it, because sometimes the buyer is already sitting with another agent.

What are the trade-offs?

No agent can promise a home sells in 3 days. Marketing can't fix a price that's far off, and I'll tell you if yours is. What I can promise is that the right people will see it.

Questions sellers ask

  • Do I have to drop my price a lot?

Not always. In the Waterways and condo stories above, the price changed by $25,000 and $1,500 from the old listing.

  • Can you sell my home without listing it publicly?

Sometimes. It depends on the home, your goals, and current MLS rules. We'll talk through whether it makes sense.

  • Do you use professional photos and video?

Yes. Video is a big part of how I market homes.
